Work visa holders who have been in the US for two or more years generally have a US credit file sufficient for conventional or non-agency qualification at competitive terms. Work visa holders who arrived recently or have not used US credit products may have a thin or nonexistent credit file.

Non-agency programs accept alternative credit references: 12 to 24 months of bank statements showing consistent payment of rent, utilities, and recurring obligations. International credit reports from Equifax International and similar services can supplement or replace a US credit file. Asset-based qualification is available for buyers with substantial liquid reserves whose credit profile is thin but whose financial position is strong.

Income Documentation for Work Visa Holders

Most work visa holders are W-2 employees of US companies. Their income documentation is straightforward: two years of W-2s, recent pay stubs, and a letter from the employer confirming the employment relationship and authorized status. For H-1B holders whose employer is sponsoring a Green Card, the I-140 approval notice and I-485 filing (if applicable) strengthen the file by establishing continuity of authorized stay beyond the current visa expiration.

For O-1 holders, E-2 holders, or others with self-employment or contract income, the bank statement or P&L programs may better represent their actual earnings than conventional W-2 documentation.

Visa Expiration and the Continuity Question
